Kitchen Corner
Subsidence Remediation
Project Overview
This project involved a residential unit in Forestville, South Australia, where a localised plumbing failure caused a significant water leak at the kitchen corner. The leak rapidly softened the soil beneath the slab, triggering accelerated subsidence and associated structural movement. It is an excellent example of soil wetting up to the point where it loses its capacity to bear a load.
The affected area showed progressive settlement beneath the kitchen footprint, resulting in visible floor drop and step cracking through the adjoining brickwork.
With no previous patching or temporary stabilisation works in place, the structure remained suitable for controlled re-levelling. The subsidence was localised to the kitchen corner, with movement transferring into adjacent internal and external walling.

Key Challenges
- Rapid subsidence development at the kitchen corner
- Step cracking observed in adjoining brickwork
- Localised slab movement affecting kitchen cabinetry alignment
- Moisture-affected subgrade contributing to loss of support
- Requirement for precise, low-disturbance lifting to avoid further cracking

Scope of Works
Urathane Solutions undertook a targeted resin injection stabilisation program, including:
- Localised slab lifting beneath the affected kitchen area
- Void filling to re-establish full sub-slab support
- Crack stabilisation support through controlled ground reconditioning
- Gradual re-levelling to restore original finished floor levels
Injection works were concentrated only in the affected zone, allowing controlled correction without impacting surrounding stable areas.

Execution & Delivery
The works were completed over just a few days, demonstrating the speed and efficiency of resin injection compared to traditional underpinning methods.
- Controlled lifting of the kitchen corner slab area
- Stabilisation of the subgrade to prevent further movement
- Minimal disruption to internal finishes and surrounding structure
- Step cracking monitored throughout the lift to prevent propagation
Outcome
- Kitchen slab successfully returned to original level
- Movement stabilised and further subsidence arrested
- Structural integrity of affected walling supported and improved
- Full functionality of the kitchen restored without invasive reconstruction
The remediation corrected the localised subsidence and reinstated the original structural level, achieving full stabilisation in a matter of days without major demolition or rebuild works.
