Heritage Stone Building
Structural Realignment –
Late 1800s Wedding Venue

Project Overview

This project involved a late 1800s heritage-listed stone structure, previously neglected and positioned on the downside of a hill. Ongoing stormwater drainage issues and a long-term lack of maintenance, combined with a reactive soil profile, resulted in severe footing settlement, wall rotation and separation, with movement worsening each year.

Previous attempts to stabilise the structure, including fish plates and tie-rods, steel bracing and crack repairs, all failed as movement continued, leaving the gable end wall 310mm out of plumb.

Urathane Solutions delivered structural realignment using resin injection, push/pull props and targeted stabilisation, restoring the building for use as a wedding venue.

Key Challenges

  • Unreinforced stone footings and stone wall structure requiring non-invasive remediation methods
  • Severe wall rotation with up to 310mm separation
  • Ongoing movement due to poor drainage, the downhill position of the building and reactive soil
  • Requirement to stabilise and realign without causing further structural damage
  • Temporary support required to the gable end during works
  • Removal of existing mortar necessary to allow structural correction

Scope of Works

Urathane Solutions implemented a combined structural stabilisation and realignment approach, including:

  • Installation of approximately 80 injection rods
  • Installation of our proprietary injected pier system to 3.6 m
  • Push/pull prop system to assist controlled wall realignment
  • Resin injection to stabilise underlying soils and facilitate movement correction
  • Temporary propping of the gable end during structural works
  • Removal of existing mortar to allow repositioning of stonework
  • Gradual realignment through staged injection and mechanical adjustment

Execution & Delivery

The project required a highly controlled, staged approach to safely reverse structural movement.

Staged resin injection in conjunction with push-pull propping enabled controlled rotation and lifting of the structure back toward alignment. Up to 70mm of lift was achieved while correcting wall rotation of up to 310mm and reinstating the structural integrity of the building.

Combining mechanical and injection techniques allowed precise control, minimising risk to the heritage structure while achieving significant structural correction. The project was completed in 5 days.

Outcome

  • Wall rotation successfully reduced and structure realigned
  • Up to 310mm separation significantly corrected
  • Controlled lift of approximately 70mm achieved
  • Structural integrity restored without invasive reconstruction
  • Building successfully repurposed into a wedding venue
  • Long-term stabilisation achieved, preventing further movement
