Childcare Centre Subsidence Stabilisation

Case Study

Location: Blakeview, SA

Project Type: Subsidence Stabilisation – Injected Piers

Project Team: Urathane Solutions, South Australia

Childcare Centre
Subsidence Stabilisation

Project Overview

This project involved an active childcare centre believed to have been constructed in 2019. The building comprises a concrete raft slab, external CFC cladding, internal stud walls with plasterboard linings, corrugated roof sheeting and concrete raft footings. The site had been cut and filled.

Within four years of construction, the centre was experiencing 100mm+ of subsidence, with the soil classified as E and water reactive. An engineer's report recommended the installation of piers, but the operator could not afford to close for three months and explored alternatives.

Urathane Solutions worked with the engineer to develop an injected pier solution consisting of 12 injected piers at varying depths, supported by 54 additional injection points.

Key Challenges

  • Moderate subsidence affecting an operational childcare centre
  • E and water reactive soil conditions
  • Cut-and-fill site
  • Requirement for engineered pier installation
  • Maintaining childcare operations during the works
  • Minimising disruption to the centre
  • Separating the work area from the active childcare facility

Scope of Works

Urathane Solutions completed a targeted stabilisation program, including:

  • Installation of 12 injected piers at depths of 1.8 m, 2.4 m, 3.0 m and 3.6 m
  • Installation of 54 additional injection points to approximately 1.8 m
  • Works undertaken in consultation with the engineer
  • Truck and work area fenced off during construction

Execution & Delivery

Urathane Solutions worked with the engineer to develop an injected pier solution suited to the site and the identified subsidence. The works incorporated 12 injected piers installed at varying depths, together with 54 additional injection points at approximately 1.8 m.

A staged approach was adopted, closing off sections only so the centre could keep operating with minor restricted areas. The truck and designated work area were fenced off throughout to separate the construction zone from the operating childcare facility.

The works were completed within a fortnight with minimal disruption, allowing the facility to maintain modified operation.

Outcome

  • 12 injected piers installed, at depths from 1.8 m to 3.6 m
  • 54 additional injection points completed
  • Solution developed in conjunction with the project engineer
  • Works completed within a fortnight with minimal disruption
  • Childcare centre kept operating throughout, avoiding a three-month closure
  • Truck and work area secured and fenced during the works
